Do I need a chimney inspection to sell my house?
Usually yes — a Level 2 inspection is the one asked for when a property changes hands. It includes a video scan of the flue, and it produces the dated written report a solicitor, buyer or insurer will want to see.
What that means
Level 1 is the routine annual check on a chimney in continued service with no changes: the readily accessible parts, inside and out, and the flue.
Level 2 adds a video scan of the full flue and is required when the property changes hands, after a chimney fire, or when the appliance or the fuel changes.
Level 3 involves removing part of the structure to confirm a suspected serious hazard. It is rare, and only ever follows a Level 1 or 2.

- An insurer has asked for a report
